Acquisition of a 7,226 sq. ft. waterfront property with existing 1980's home to be demolished and construction thereon of a new two storey home including a separate suite. This new single family dwelling will offer panoramic ocean views and has direct beach access.

Acquisition of a large 11,300 sq. ft. property and construction funds thereon for two single family homes on a quiet residential street in a good Sidney location, close to town, beaches and parks. A portion of the property has now been sold to a third-party for construction of a personal residence.

Acquisition of a 2.39-acre property currently operating as a Motel and RV Park close to amenities and in a popular vacation spot. Plans include rezoning to increase density and services to the site.

Financing over a 4.95 acre residential development lot for a proposed 58 unit townhome project plus additional single family lots, currently in the rezoning and permit stage. The project will be completed in Two Phases

Interim financing for five single family lots each approximately half acre in size in the new Greenpark Drive Subdivision in North Saanich. This subdivision is situated on the South side of Horth Hill and is surrounded by parks and trails.

Refinancing and pre-development costs for property in Langley, site is approx 40,000 sq. ft. which the Borrower plans to develop an 11 unit townhouse project.

Refinancing of a 4,520 sq. ft. lot just outside downtown Victoria in the North Park area with two story Commercial property with leased tenants.

Construction funds to build a 31 unit 4 storey residential rental building. This building will be constructed using pre-fab modules which should enable construction to proceed quicker than conventional wood or concrete methods.

Land acquisition of approximately 24,000 sq. ft. The Borrower intends to build a new multi-family residential project on the site and is in the process of pre-development work. Project will be a 4 storey complex offering 38 residential rental units above commercial space.

Financing for the acquisition of a prime 2.476 acre waterfront residential lot to be subdivided. Update: This lot has been subdivided and one of the lots sold, the remaining lot has been issued a building permit for a single family residence to be constructed.
