Acquisition of the subject property and construction thereon of a single level duplex, each side to be approx 1,400 sq. ft. plus 250 sq. ft garage on a total lot size of 8,640 sq. ft. on a quiet residential street in a good Sidney Location. 

Oak Bay, BC

Acquisition and construction funds for a large lot, approx 11,000 sq. ft. with potential ocean views on a quiet side street off of Beach Drive. Old house on property to be demolished and new build residence of approx. 5,800 sq. ft. to be built.

Acquisition financing for two remaining lots in a land assembly proposed for multi-family up-zoning, forming Phase 1. Each lot is approx. 7,600 sq. ft. The site will ultimately comprise of eight apartment buildings of five and 6 storeys, developed over three phases.

Interim financing for five single family lots each approximately half acre in size in the new Greenpark Drive Subdivision in North Saanich. This subdivision is situated on the South side of Horth Hill and is surrounded by parks and trails.

Refinancing and pre-development costs for property in Langley, site is approx 40,000 sq. ft. which the Borrower plans to develop an 11 unit townhouse project.

Refinancing of a 4,520 sq. ft. lot just outside downtown Victoria in the North Park area with two story Commercial property with leased tenants. 

Nanaimo, BC

Construction funds to build a 31 unit 4 storey residential rental building. This building will be constructed using pre-fab modules which should enable construction to proceed quicker than conventional wood or concrete methods.

Refinancing for a previous mortgage FIFS funded over subject property known as Anderson Hill Estates in Victoria. The original loan provided funds to create and service 4 view lots and renovate the original heritage house. These funds will provide construction financing to build two 4,100 sq. ft. 2 level homes on the remaining lots.

Interim financing for a repeat client to repay existing mortgage and allow time to finalize leasing on the subject commercial building.

Provide interim funding to allow time and some monies to cover additional rezoning costs. The site is located within the Edgemont "Residential Periphery" Development Planning area. The proposed development is a total of 8-units across 4 buildings each unit being 2.5 storey and 3 bedrooms. 

St. Albert, AB

Funds for 120 Acre parcel of land within 5 minutes North of the City of St. Albert. This municipality is made up of farmland, world-class industrial development, and residential acreages. This parcel is designated for future development.

Provide funding to further the proposed re-development of a retail building and residential apartments, currently undergoing rezoning process. 

Sidney, BC

Land acquisition and construction funds for a new duplex, each side will have ​±1,612 sq. ft. with 3 bedrooms, 2 full bathrooms, separate laundry room, single car enclosed garage, plus decks on both north and south sides of the unit. This is a level lot with south east ocean views from second floor. 

Squamish, BC

Land acquisition of approximately 24,000 sq. ft. The Borrower intends to build a new multi-family residential project on the site and is in the process of pre-development work. Project will be a 4 storey complex offering 38 residential rental units above commercial space. 

Grande Prairie, AB

To provide servicing costs and marketing period of Northridge Phase 7 duplex and single family dwelling lots. Great location in Northridge, close to schools, park, shopping and the new hospital. 

North Saanich, BC

Financing for the acquisition of a prime 2.476 acre waterfront residential lot to be subdivided. Update: This lot has been subdivided and one of the lots sold, the remaining lot has been issued a building permit for a single family residence to be constructed.
